Southridge Estates HOA invites all homeowners to attend the monthly neighborhood meeting. Within this meeting each person has a chance to voice their opinions about the topics in the agenda. Included in each meeting is an open forum for neighbors to bring new topics to discuss.

Southridge Estates is a single family residential development comprised of 133 homes. It is located on the south side of Denton, Texas at the intersection of Lillian Miller Parkway and Southridge Drive. Southridge Estates Homeowners Association, Inc. is a non-profit corporation that exists to preserve the property values and aesthetics of the development through architectural controls, design guidelines, and deed restrictions. The Association, through the collection of annual assessments from all property owners within the development, maintains all common areas and amenities. It is managed by the elected Board of Directors, with the support of Association committees.

What attracted you to the neighborhood? The mature tree’s, well-kept yards, and we also liked that not a lot of cars were parked along the street.

What makes you stay in this neighborhood? The friendly neighbors, the location & nearby amenities, and the beautiful homes. Plus, our children love playing with the neighborhood kids.

What is one thing you want others to know? We didn’t want to live in an HOA. However, when compared to other non-HOA neighborhoods, we have come to value the purpose of the HOA in keeping the neighborhood standards to ensure we remain a desirable neighborhood.

* terms of office for board of directors

Members of the Board of Directors serve a three-year term. Presently, the Association is self-managed. As such, the Board is responsible for overseeing all aspects of Association operations. On average, the current President and Vice President donate two to four hours per week of their time, in addition to preparing for and attending monthly Board of Directors meetings. On average, the current Secretary Treasurer donates six to eight hours per week of time, in addition to preparing for and attending monthly Board of Directors meetings.

Board members are elected at the annual meeting of the homeowners, which takes place in November. If you would like to run for a position, please inform the Secretary Treasurer at secretarytreasurer@southridgeestateshoa.com by  October 1, so your name can be included on the ballot

Collectively, the Board of Directors is responsible for the affairs of the Association and has all of the powers and duties necessary for the administration of the Association’s affairs and, as provided by law, may do all acts and things as are not by the Declaration, Articles of Incorporation, or these Bylaws directed to be done and exercised exclusively by the Members.

In addition to the duties imposed by the Association’s Bylaws or by any resolution of the Association that may hereafter be adopted, the Board of Directors has the power to, and is responsible for, the following:

Preparing and adopting an annual budget;

Levying assessments as provided for in the Declaration to defray Association expenses, establishing the means and methods of collecting such Assessments, and establishing the period of the installment payments, if any, of the Base Annual Assessment. Unless otherwise determined by the Board of Directors, the Base Annual Assessment shall be collected annually in advance;

Providing for the operation, care, upkeep, and maintenance of all of the Common Properties and Common Facilities;

Designating, hiring, and dismissing the personnel necessary for the maintenance, operation, repair, and replacement of the Association, its property, the Common Properties and Common Facilities and, where appropriate, providing for the compensation of such personnel and for the purchase of equipment, supplies, and material to be used by such personnel in the performance of their duties;

Collecting any assessments provided for in the Declaration, depositing the proceeds thereof in a bank depository, which it shall approve, and using the proceeds to administer the Association;

Making and amending rules and regulations for the Association;

Opening bank accounts on behalf of the Association and designating the signatories required;

Making, or contracting for the making of, repairs, additions, and improvements to, or alterations of the Common Properties and Common Facilities in accordance with the other provisions of the Declaration and these Bylaws, after damage or destruction by fire or other casualty;

Enforcing, by legal means, the provisions of the Declaration, these Bylaws, and the rules and regulations adopted by it, and bringing any proceedings, which may be instituted on behalf of or against the Members concerning the Association;

Obtaining and carrying insurance against casualties and liabilities, including directors’ and officers’ liability insurance, as provided in the Declaration, and paying the premium cost thereof;

Paying the cost of all services rendered to the Association or its Members and not directly chargeable to Members;

Keeping books with detailed accounts of the receipts and expenditures affecting the Association and its administration, specifying the maintenance and repair expenses and any other expenses incurred. All books and records shall be kept in accordance with generally accepted accounting practices, and shall be available as required by Texas law;

Providing, upon request, information to Members, mortgagees and prospective purchasers of Lots concerning, by way of example and not limitation, the status of the Association, the status of payment of Assessments and related charges on a Lot and the status of compliance with the provisions of the Declaration, and charging a reasonable fee sufficient to cover the expense associated with providing such information;

Charging a reasonable fee sufficient to cover the expense associated with changing the records of the Association upon the transfer of title to a Lot, as may be further provided in the Declaration;

Adopting policies and procedures deemed necessary and appropriate for the administration of the Association and the conduct of the Directors and officers of the Association, the employees of the Association, if any, and persons serving on behalf of the Association in volunteer capacities; and

Enforcing rules and regulations for the Association.

Each Board member also has duties specific to his/her position:

President

The President shall preside at all meetings of the Board of Directors; shall see that orders and resolutions of the Board are carried out; shall sign all leases, mortgages, deeds, contracts and other written instruments and shall co-sign all checks and promissory notes.

Vice-President

The Vice-President shall act in the place and stead of the President in the event of his absence, inability or refusal to act, and shall exercise and discharge such other duties as may be required by the Board.

Secretary Treasurer

The Secretary shall record the vote and keep the minutes of all meetings and proceedings of the Board and of the members; serve notice of meetings of the Board and of the members; keep appropriate current records showing the members of the Association together with their addresses, and shall perform such other duties as required by the Board. The Treasurer shall receive and deposit in appropriate bank accounts all monies of the Association and shall disburse such funds as directed by resolution of the Board of Directors; shall sign all checks and promissory notes of the Association; keep proper books of account; cause an annual audit of the Association books to be made by a public accountant at the completion of each fiscal year; and shall prepare an annual budget and a statement of income and expenditures to be presented to the membership at its regular annual meeting, and deliver a copy of each to the members.

Compliance and Modifications Committee

The duties of the Compliance and Modifications Committee are threefold:

  • To ensure that the Association is in full compliance with all laws and regulations
  • To ensure that all Board and committee members are fulfilling their duties as required and are consistently behaving in a legal and ethical manner and with the best interest of the Association in mind
  • To ensure that all homeowners are in compliance with the Association’s policies, covenants, conditions and restrictions

Property Maintenance Committee 

The Property Maintenance Committee does the following:

  • Reports water main breaks and hydrant leaks to the City of Denton
  • Checks all common area property and installations (fences & fence posts, signs & sign posts, etc.) and reports all issues to the Board for further review and repair
  • Reports properties in need of repairs or maintenance to the board for further review
  • Reports issues with streets, sidewalks, and street signs to the City of Denton
  • Reports evidence of vandalism and homeless trespassing to the City of Denton
  • Reports burned out street lights to the City of Denton
  • Reports loose, injured or dead animals to the City of Denton
  • Reports illegal dumping to the City of Denton

The Association is available Monday-Friday from 9a to 5p and closed on evenings, weekends and major holidays.
